Hi neighbors,

Welcome all new residents! Our annual general meeting will be held on Saturday, June 2, 2012 at 10:00am. The

location is Lake Norman Chamber Visitors Center, 19900 West Catawba Ave., Cornelius, NC 28031.

You can pickup your access lot key for 2012 - 2013 with paid dues in full. Make $50 annual dues check payable to Bahia Bay

Homeowners Association & please write your property address on your check for our treasurer.

Bring all old access lot keys for melting down (recycling) to turn in at check in and thanks.

 

Also, our new treasurer name & contact is on our website after June 2 or mail $50 annual dues to PO Box 1202, Cornelius,

NC 28031. Our restrictions and bylaws on our web site www.BahiaBay.org. Please contact a board member, neighbor, or

library for a copy if you do not have access to a pc. The Cornelius library has pc’s to access the Internet free.  You can sign

It's time to elect the new officers for 2012 - 2013. Please talk to Kat or any board members if you're interested in

volunteering for 2012 – 2013 executive board positions, questions and/or details. There’s sign up sheets at the annual

meeting for our committee/s volunteers on June 2, 2012. (Volunteers for 1 year 2012 – 2013)

Homeowners, please be prepared to vote and discuss any safety issues, access lot repairs, maintenance, projects at all general meeting/s plus any year going forward so there’s no confusion. Be sure to have your dues paid in full to vote and thanks. Always check on newsletter/s and on www.BahiaBay.org every year for updates.

Access Lot

Mowing - We will be paying $40 per mowing (your mower & gas) for the access lot and entrance. This is for any

one in our Bahia Bay neighborhood who is interested. Please contact Kat at email vicepresident@bahiabay.org or phone 704-

895-5311 (access lot committee chairperson) if you would like to do this for 2012.

 

Access Lot Rules - Renters & new homeowners, please review or print out the access lot rules at www.bahiabay.org

website by web links or on renter’s page plus there’s a rules sign on a tree at the access lot with main points on it, as

well. Please place cigarette butts ash trays & cigarette butt containers on the picnic tables & dock. Everyone received a hard

copy of access lot rules in your mailbox on green paper on 4/1/12, an electronic copy was emailed to everyone on the

current email list and secretary mails out of town homeowners.

Please give family, friends, & guests a copy of access lot rules or let them know our rules.

Parties or other events access lot – Any event involving 10 people or more are required to notify the social committee

chairperson and/or reserve coordinator at least one week or more in advance to reserve by email at Reserve@bahiabay.org.

(please limit guests on holidays & peak times so everyone can enjoy)

Prepare homeowners to Vote for projects on June 2, 2012.  (vote with dues paid current)

Replacing Piles/Poles & Rollers on the Floating Dock:

These piles are showing huge wear. Our project leader has quote/bid costs to get four 8’ x 20’ piles/poles replaced and

included four heavy duty roller brackets so they will last longer thus protecting our investment. We have the funding for this

project in our treasury from the current fiscal year. Our board voted this a top priority and hoping the rest of our

homeowner’s agree to get this repaired/replaced by voting yes at the annual meeting on June 2.

 

Replacing Pier Floats Underneath the Floating Pier:

Our project leader has quotes/bids costs to get one or four pier floats replaced. (one is currently broken & 7yrs old) Our

board voted in favor of this as a priority & hope the rest of our neighbors vote yes to have this replaced on June 2.  

 

Access Lot Boat Ramps:

Our project leader has quotes/bids for ramps and will share at our annual meeting. Our board voted in favor of this as a

priority and hope the rest of our homeowners vote yes on June 2. It requires the lake level to drop down, which hasn't

happened in several years. Our board voted in favor of this project as a priority & hope to have the necessary funds by the

time they let the water down to complete this project.

Porta Potty Summer Months:

Our project leader has quotes/bids costs per month for a porta potty at the access lot and will share at our annual meeting.

Our board voted to move forward on having a porta potty during summer months and hope the rest of our homeowners vote

yes on June 2. (regular size or handicap size?) We have a lock for the porta potty that is opened with the gate key to the

access lot and they’ll service it once a week included. Also, this will eliminate open urination.

 

Access Lot Project Funds Separate account:

Our board voted in favor of creating a separate access lot projects fund in a separate checking account. (ex. piles & rollers

bracket replacement, replacing pier float/s, ramp/s repair). This action clearly builds up and tracks monies each year toward

the needs of long term & short term projects. Our board voted this as a top priority and hope the rest of our neighbors vote

yes at the annual meeting on June 2. Amending articles below.

 

Amend Article 17

Add a $3000.00? or $4000.00? per year separate fund (like we have for legal) in a separate account for access lot projects or other projects like this (replace piles & rollers, pier float under floating dock, the ramp, to more clearly build-up and track monies each year toward these future needs. Adding to Articles 16 and 17 of our Bylaws.

 

Amend Article 16

Amend article 16 of our bylaws to add the following creating an access lot fund. A minimum of $3000.00 or $4000.00 per year placed in a separate account for access lot projects and other projects.      Yes      or     No

  

Amend article 16 of our bylaws to add the following long term spending priorities:

Replace four poles/piles & rollers brackets on floating dock.                                   Yes       or     No

Other Issues

Yard sale: Summer or fall yard sale this year?

 

Sea Wall Investigation:

We had many people look at the condition of the seawall, including professionals. At present we've been told that we’re in

good shape. The majority of our board is not in favor of repairing the sea wall this year. Discuss future repairs as needed.

 

Permanent Bathroom:

Last year, the permanent bathroom didn’t get a 2/3 vote after review & discussion at the annual meeting. Many homeowners

voiced in favor and weren’t able to attend that meeting. Our board is in favor of looking as a long term project at future options to build a permanent bathroom at the access lot after current long term projects are completed.

 

Safety Sub Committee:

Our board reviewed the list of observations and recommendations this new sub committee to the access lot has made. We

will bring them for a vote on June 2. Regarding traffic and safety on our streets specifically, we will be asking the Town of

Cornelius to consider lowering the speed limit and suggested more "SLOW CHILDREN AT PLAY" signs for traffic calming."

We'll discuss more details of their findings and vote on a budget to move forward. More street lights in the neighborhood?

Our 2011 – 2012 board members voted in favor of fixing safety issues and so far nothing over $200. We feel safety is #1.

Also, a look and discuss moving the safety sub committee to a safety committee and add to it our bylaws or leave it under the access lot committee? If so, a separate line on the budget for safety committee?

 

Tree/s Possibly Dying: Discuss large tree may die at the access lot and professional’s feedback plus quotes.

Hello everyone,

Below is an update of new officers, committees, contacts, recent improvements and more. The new board is open to all suggestions. We’re neighbor helping neighbor to provide a safe, valuable and peaceful community.

Association Dues

Welcome all new residents! Please send your required $50.00 dues for all homeowners to P.O. Box 1202, Cornelius, NC 28031 and write your property address on your check. Thanks for your payments that have paid already.

Access lot keys can be obtained from our treasurer Holly Millsaps (704-996-9849) dues paid in full. (Please be respectful to our treasurer/s by calling ahead at appropriate times).

Our restrictions and bylaws on our web site www.bahiabay.org. Contact a board member, neighbor, or library for copy if you don’t own a computer. Our Cornelius library has computers to access the Internet free.

Boo Bash & Halloween Party

Our annual Boo Bash will be on Sunday, October 30, 2011 from 2:30pm to 4:30pm at the access lot. There’s a costume contest, games, prizes, hay rides, & more! Also, we will be having pizza, chips, drinks, cookies & more.

 

Limb & Trim clean up day – October 2011

We as neighbors can plan to help one another on Saturday, October 1. Please contact Bill Sahlman at 908-672-0486 if you’re interested in volunteering to cut branches and limbs around our neighborhood.

 

Street Lights

If a street light is out, you’re supposed to tie a yellow or ribbon around it, call the town of Cornelius, so they can spot it and repair.

 

Access Lot

We've tried out the port a jon in July as a try out the idea during the busy summer season. Please bring your comments and vote to next year's general meeting for deciding whether or not to repeat, or expand to summer months in 2012.

Projects in the Works:

 

Here is a Brief description of ongoing projects in our neighborhood.

 

Access Lot Boat Ramp: We have several quotes and will have opportunities, hopefully, in the future to work on the ramp as was discussed. It requires the lake level to drop down, which hasn't happened in several years. We are purposely planning to build up funds for this project. Be prepared to vote with dues paid & current.

Replacing poles/piles on the floating dock: These piles are beginning to show wear. We have quote costs to get for two and four poles/piles replaced and included rollers so they will last longer. The piles should be fine through the winter and possibly another year. They are being monitored. We will either call a special general meeting or hold for the next annual general meeting -- to VOTE on options.

 

We are also planning to create a separate fund (like we have for legal) for access lot projects or other projects like this and the ramp, to more clearly build-up and track monies each year toward these future needs. Be prepared to vote.

 

Sea Wall investigation: We have had some movement on pricing and advisement as to the condition of the seawall. At present we've been told we are in great shape. Also, we are looking into possible rider to our insurance, which could pay for damages to it in the future.

 

Rude & Unacceptable Behavior

There are specific instances of unacceptable behavior, including threats, locking the gate on certain people and preferential treatment of others, personal issues that result in vandalism.... With this in mind, we have updated the RULES this Association is putting forth for all this who in Bahia Bay. Our by-laws actually allow us to take access lot privileges away from those we feel have violated this code of conduct. As neighbors, we hope to build a better, safer common space where we can talk openly and are respectfully to one another.

 

PLEASE KEEP THE GATE CLOSED at the Access Lot in between using. This will help us keep our area private.

We would like to encourage everyone to band together on those who are using the access lot after hours and/or being loud and obnoxious. Please let people know if they are breaking our rules, that their neighbors who live closer are being affected, and give them a copy of the access lot rules from our website or call the police if they won't listen.

Please let family, friends, and guests know. Please be aware that there is or obscene behavior (no nudity) allowed at the access lot, swim area, pier, dock or other common areas. Access Lot parties or other events & rules - Parties or other events at the access lot involving 10 people or more are required to notify the social committee chairperson and/or reserve coordinator at least one week or more in advance to reserve by email - Reserve@bahiabay.org. Homeowners please be prepared to vote and discuss any access lot repairs, maintenance, projects, safety issues at the next general meeting/s plus any year going forward so there is no confusion. Thanks everyone who helps with trash cans, filling doggy bags, emptying ash trays, storm clean up and general clean up all year long.

New Safety Sub - Committee is Forming

This new sub-committee will only make safety recommendations and safety observations to the Board. The Board will then agree or not to bring expenditures over $200 to the association for consideration. No monies above $200 will be spent without the association as a whole agreeing and vote.

Meet & Greet Your Neighbor Party
Our annual Party is Saturday, April 30, 2011 from 4pm to 7pm at the access lot (rain date May 7).    We’re having Pizza, Fried Chicken, Sides, Veggies, chips, drinks, & more. BYOB and No glass please. Our theme is Tiki and Hawaiian if anyone wants to dress up.

Neigborhood Yard Sale
Our annual yard sale will be held on Saturday, May 14, 2011 at 8:00am – 2pm. (We’ll have an ad in the paper)

Access Lot

Joe, Mark Davis, Joe & Jan Pellino for replacing the rotten posts at the access lot gate. 
Mike Takes for putting up the railing on steps and cutting the post so it's flush. Also, for the plaque on green picnic table donated by Isabell Waugh in her loving memory.
Jan & Joe Pellino for the no wake signs on the dock. Lisa, Larry, Annie & Kat for carpet replace on the steps, as well.
Thank you Mike Finn for mowing the grass at the access lot. Thanks for everyone who helps with mowing the entrances,trash cans & clean up.

There are now ash trays and cigarette butt containers on the dock, picnic tables for cigarette butts at the access lot. Please let family, friends, and guests know. Thank you for caring about our neighborhood.
